AMC and CAMC Explained

What are AMC and CAMC contracts?

event_repeat

AMC: Annual Maintenance Contract

A yearly contract for planned preventive maintenance (PPM). Our technicians visit on a fixed schedule to clean, check and tune your equipment. Repairs and spare parts are quoted and charged separately when needed. It suits newer equipment and budgets that prefer a lower yearly fee.

CAMC: Comprehensive Annual Maintenance Contract

Everything in an AMC, plus breakdown call-outs, repair labor and spare parts as agreed. You pay one fixed yearly amount, so there are no surprise repair bills. It suits older equipment and sites where downtime is not an option.

New equipment under warranty

Choose an AMC. The manufacturer warranty covers parts, and regular maintenance keeps that warranty valid.

history

Equipment older than 5 years

Choose a CAMC. Parts fail more often, and a fixed yearly cost protects your budget.

local_hospital

Critical sites

Hospitals, server rooms, cold stores and pharma warehouses should choose a CAMC with priority emergency cover.

villa

Villas and homes

An AMC with 3 to 4 visits a year keeps split and ducted units efficient through summer.

Buyer Guide

What to know before you sign a maintenance contract.

inventory

Start with an asset register

A good contract begins with a list of every unit: type, brand, model, capacity, age and location. It shows exactly what is covered and helps plan replacements before equipment fails.

priority_high

Not every unit is equally critical

A chiller serving a hospital ward or a server room needs more frequent checks than a split unit in a store room. We rank equipment by risk so the most critical assets get the most attention.

local_fire_department

Fire systems and Civil Defense

If your building has fire alarm or firefighting systems, Civil Defense normally requires a maintenance contract with an approved company to renew your safety certificate on Salamah. Keep that contract separate and current.

savings

Reactive repairs cost more

Emergency repairs in peak summer usually cost far more than scheduled maintenance, because parts are rushed, damage has spread and business stops. Planned maintenance turns surprise bills into a fixed yearly budget.

Stories From the Field

Common maintenance problems and how contracts solve them.

What clients were facing before their contract, and how our team handled it.

Real client photo 1
CAMCCompoundPPM

A compound where every summer started with complaints

location_onResidential compound, Al Rabwa

What they were facing

Every June, the compound office received dozens of calls: ACs not cooling, water dripping on floors, and bad smells. Each repair was called in separately and costs were unpredictable.

How the day went

  • Month 1Every unit in the compound surveyed and listed.
  • Month 1CAMC signed with quarterly visits and a spring deep-clean round.
  • Before summerFilters, coils and drains done villa by villa on a shared schedule.
  • SummerBreakdown calls handled with priority through one WhatsApp line.

How our team handled it

We moved the compound from reactive calls to a planned schedule, with residents told their visit time in advance and a report sent to the compound office after every visit.

task_alt

Summer complaints dropped sharply, and the compound now has one fixed yearly maintenance budget.

A restaurant group losing stock to cold room failures

location_onRestaurant branches across Riyadh

What they were facing

The group had lost food stock twice because cold rooms failed overnight. Each branch was calling a different technician, and nobody tracked what had been repaired.

How the day went

  • Week 1All cold rooms, reach-ins and kitchen AC units listed per branch.
  • Week 2AMC signed with monthly visits for refrigeration.
  • Every monthGaskets, evaporators, drains and gas pressures checked and logged.
  • On callPriority response for any cold room alarm.

How our team handled it

We gave each branch the same checklist, logged temperatures and pressures every visit, and flagged weak compressors before they failed.

task_alt

No stock lost since the contract started, and the operations manager sees every branch in one monthly report.

EmergencyServer roomContract client

A server room AC down on a Thursday night

location_onOffice building, Al Olaya

What they were facing

At 11 PM on a Thursday, the precision AC in a company server room stopped. The room was heating up fast, and IT was worried about shutting down servers over the weekend.

How the day went

  • 11:05 PMIT manager called the contract emergency line.
  • 11:50 PMTechnician on site with spare contactors and capacitors.
  • 12:30 AMBurnt contactor found and replaced, unit restarted.
  • FridayFollow-up check and full report sent to the client.

How our team handled it

Because the site was under contract, the unit history and model were already on file, so the technician brought the right parts the first time.

task_alt

Cooling was back within about 90 minutes of the call, and the servers stayed online all weekend.

These stories are based on the kinds of calls our team handles across Riyadh. Timelines vary with site access and parts availability.

FAQs

Questions about AMC and CAMC contracts.

What is the difference between AMC and CAMC?add
An AMC (Annual Maintenance Contract) covers scheduled preventive maintenance visits, and repairs or spare parts are charged separately. A CAMC (Comprehensive Annual Maintenance Contract) covers preventive visits, breakdown labor and spare parts, so your yearly cost is fixed.
How much does an AC maintenance contract cost in Riyadh?add
The price depends on the number and type of units, their age and condition, visit frequency, and whether it is an AMC or CAMC. After a free site survey, we give you a written quotation per year, with no hidden charges.
How many visits per year are included?add
Most contracts include 4, 6 or 12 preventive visits per year. Critical sites such as hospitals, server rooms and cold stores usually need monthly visits.
Are spare parts and compressors covered?add
Under a standard AMC, parts are quoted and charged when needed. Under a CAMC, spare parts are included, and compressors and other major parts are covered as agreed in the contract.
Is refrigerant gas refilling included?add
Top-ups found during routine checks are usually included. Full recharges after leak repairs are included in a CAMC and charged separately in a standard AMC. The exact terms are written into your contract.
What happens in an emergency breakdown?add
Call or WhatsApp our contract line. A technician is dispatched with priority according to the response time in your plan. The fault is diagnosed, repaired and recorded in a service report.
Can one contract cover HVAC, plumbing and electrical together?add
Yes. We offer combined MEP maintenance contracts that cover HVAC, electrical, plumbing and firefighting under one agreement and one point of contact.
Can I cancel or upgrade my contract?add
Yes. You can upgrade from AMC to CAMC or add equipment during the year. Cancellation terms and notice periods are written clearly in the contract.
Do you offer AMCs for villas and homes, or only for businesses?add
Both. We offer maintenance contracts for villas, apartments and compounds, as well as offices, shops, restaurants, hospitals and factories.
Is a maintenance contract required for the Civil Defense safety certificate?add
For buildings with fire alarm and firefighting systems, Civil Defense normally requires a valid maintenance contract with an approved company to issue or renew the safety certificate through the Salamah platform. HVAC maintenance contracts are not a legal requirement, but they protect your equipment and budget.
Is an AMC worth it for a villa?add
For most Riyadh villas, yes. Three or four visits a year keep filters, coils and drains clean, catch gas leaks early and lower summer electricity bills. One avoided compressor failure usually pays for the contract.
What is PPM?add
PPM means planned preventive maintenance. It is a fixed schedule of inspections and servicing for each piece of equipment, designed to stop breakdowns before they happen.
How do I compare maintenance contract quotes?add
Compare the asset list, number of visits, what each visit includes, response times, which parts are covered, refrigerant terms, reporting and exclusions. A cheaper quote with fewer visits or no parts cover can cost more over the year.
